How I price your home
The single most important decision in a listing is the asking price. Get it right and the home sells in days at strong terms. Get it wrong and it sits, gets stale, and ultimately sells for less than it should have.
I price on the actual numbers — recent comparable sales in your specific subdivision, current days-on-market trends, condition, and what is sitting on the market right now. I will not chase a listing with an inflated number just to win it. You get a written CMA, a clear range, and the rationale behind the recommendation.

A walk-through before we list is when most of the value is created. We talk through what will return the most for the least — paint, decluttering, light staging, a few targeted repairs — and skip everything that won't move the needle.
